Residential Infill Project Adopted By the City of Portland by Lee McKnight

The Portland City Council adopted the Residential Infill Project ordinance on August 12th. Drafted by a coalition of housing advocates, homebuilders, climate activists, and environmentalists, the ordinance includes changes to zoning regulations for the development of triplexes, fourplexes, sixplexes, and cottage clusters in Portland's single-dwelling zones. This proposal has been in the works for about 6 years and has been credited for moving the State to outlaw single-family zoning, which it did with Senate Bill 608.

The goal of RIP is to ensure that our city can meet the future housing needs of all our residents. The ordinance “right sizes” Portland’s single-family homes by resetting the maximum square footage from 6,500 to 2,500 sq. ft, a constriction that will mean higher volumes of housing available to residents at more modest prices. Additional changes in the RIP  accommodate people of all ages and abilities in new residential development by requiring at least one of the homes in a triplex to be ADA-compliant.

The zoning map was amended to rezone approximately 7,000 parcels from R5 to R2.5, remove the former ‘a’ Alternative Design Density overlay, and add a new ‘z’ Constrained Sites overlay zone. Minor aspects of the ordinance (allowing development on most historically narrow lots, bringing Portland into conformance with SB534) will go into effect on September 11, 2020, and the remaining aspects will become effective on August 1, 2021.

RIP is the biggest rewrite of Portland’s zoning code since 1991 when the city allowed the construction of duplexes on corner lots.  And while it's goals are sustainability and equity, there are some who say it misses the mark on both...such as Commissioner Fritz who voted no.

SHOW ME THE MOVIE Giveaway Challenge by Lee McKnight

We want to send you to the movies! 

Love Portland is sponsoring the historic Hollywood Theater’s PDX Drive-In Movie Spectacular, a lineup of twelve films shown over four weeks in a pop-up Drive-In theater they’re creating at the Portland Expo Center.

As a sponsor, we have a few tickets to each of the twelve screenings and we’ve figured out a way to have a lot of fun giving them away in a little competition we’re calling SHOW ME THE MOVIE.

Anyone who wants tickets is invited to share a short–less than 45 seconds–video (on Instagram or email to us directly) of yourself reenacting a scene from one of your favorite movies. Make us laugh or make us cry. Better yet, make us laugh so hard that we cry!!  

We will reward whoever entertains us the most with a ticket to the screening of their choice that week. Each ticket admits one car to the screening (with a front row parking spot), that can have a maximum of five people, and includes a voucher for each person in the car for one popcorn or candy, and one drink!

Every Friday, for the next month, we will call for entries from folks who want to see screenings for the coming week. We will share winning videos on our Instagram account and tagging, and contacting winners via direct messaging as we go. HOW TO PARTICIPATE

  1. Make a short–45 seconds or less–video reenacting a scene or snippet from one of your favorite movies.

  2. IF YOU HAVE AN INSTAGRAM ACCOUNT: post your video and tag @loveportland (this is very very very important- if you don’t tag your video, we will not see it). In your post be sure to rank that week’s screenings in the order of your preference or tell us the one movie you want to see.

  3. IF YOU DON’T HAVE AN INSTAGRAM ACCOUNT: email us these three things–your video, the name of the movie you want to see or a list of this week's movies in order of your preference, and let us know if we have permission to post your video to our Instagram account if you win.

We will begin to announce winners on Sunday evening and continue to share winning videos on our Instagram account @loveportland until all tickets have been allocated for the week. Be sure to follow us so you never miss a movie moment!

Meet Quarantine Kat, Portland's Social Distancing Mascot by Lee McKnight

Animator Jerold Howard has given us a name and an adorable face–with appropriately despondent eyes–for the disorientation of isolation that many of us are experiencing as a result of the pandemic. Quarantine Kat will make you feel less alone in your eating habits, nighttime angst, and media consumption woes.

Market Update by Lee McKnight

As we head into the middle of summer, the listings are dropping a bit, putting additional pressure on the buyers out there. Sentrilock (the lockbox system we use to access properties) are showing about 24,000 showings a week, over 2-1/2 times where we were in mid-March.

Interest rates have dropped below 3% creating a scramble to finance new homes as well as refinance existing homes. This hasn't caused delays in closings yet but may start to impact the flow of new sales. View this week's numbers here.
